1_175Every effort has been made to make your model meet today’s standards. You will note that there is no interior drywall shown because dimensions are set to rough framing for ease of construction by the carpenters.

All hallways are set to a minimum width of 3’4”, so that doors at the end of a hall can accommodate casing properly. All door swings have been checked so they clear interior fixtures. All exterior walls are 6”. All floors are either 2x10 - 16” o/c or 9.5” I Joists.

All main room doors are at least 2’8”. All lower floor windows in Bedrooms are 3’ x 5’ to meet egress code and 3’x 5’6” on second floors.

All plans come with full basements. If your area doesn’t use or support a basement, it is an easy task to select the foundation walls and adjust their height. Footings can just as easily be resized and elevated. Basement and Garage floors are 4” conc.

Stairs Risers are around 7 ½” and Treads are 10”.

Some Models have Cathedral or Sloped Ceilings. While this solution is similar to editing a roof, if you move a ceiling it may revert to ‘hip’ configuration. See the TIPS page on how to adjust ceilings.

All Roofs have energy saving ‘heals’ of 12”, meaning the roof has a 12” rise directly above the wall it is bearing on , so that insulation can be adequate there. On more complicated Roofs more than one method of defining them has been used. But in most cases they are relatively simple Hips and Gables.

All efforts have been made to make exterior dimensions ‘even numbers’, to simplify construction.
